Submit an Application and schedule a meeting with your Advisor

Prepare a list of questions you wish to ask in advance. This is a big decision and it’s a good idea to be as well informed as possible about each step.

Collect all of the necessary documentation

Depending on whether the submitted documentation is complete, this period may be shorter or longer if documentation needs to be supplemented.  

Signing the Agreement and disbursal of funds into the seller’s account

Once the Agreement has been signed and the funds have been disbursed to the seller, the flat is now officially yours!

  • Real estate appraisal for the subject of the mortgage (prepared by an authorised appraiser on the ProCredit Bank Appraisers List)

A preliminary decision is information on the amount of loan that you can count on receiving. This decision is brought very quickly and is based on the main documentation provided.

  • Employment with your current employer for at least the last 6 months
  • An open RSD account at ProCredit Bank and at least one salary paid in to the account
  • Min. of 18 years of age at the time the loan application is submitted
  • Repayment period from 96 to 240 months
  • Collateral: mortgage
  • Loan disbursement and repayment is per the middle exchange rate of the NBS
  • Down payment: min 20%
  • Minimum loan amount: 50,000 EUR*

* Loan amount may be less if the client provides a down payment over 20%, and if the minimum price of the real estate is EUR 60,000

How long does it take to approve a housing loan?

The time needed to approve a housing loan depends on the complexity of the application, and mostly on whether the documentation provided is complete.

Once complete documentation is submitted, a decision on the loan application is brought within 10 business days. 

The mentioned deadline may be longer if the documentation submitted needs to be supplemented.

What are the age thresholds for taking out a housing loan?

A minimum of 18 years of age at the time of approval and a maximum of 70 years of age at the time the final instalment is repaid.

Deviation from the maximum age limit is possible and implies that additional conditions must be fulfilled

How much is the down payment for a housing loan?

The minimum down payment is 20% of the value of the real estate.
